Major Highlights and Diverse Perspectives

The panelists shared several important points about working in the Commercial Real Estate industry:

 

First, a big part of working in the industry is calling people and building relationships. There is a lot of necessary phone time, and agents must build their databases to be successful. This is where having a focus on diverse perspectives can help agents build strong networks. Agents in Commercial Real Estate must perform lead generation on a regular basis. This may include door knocking, phone calls, open houses, and other ways to engage with prospects. The goal is to put something together and schedule a meeting. 

 

Second, it helps to work with a seasoned agent. Agents with experience in the Commercial Real Estate industry can provide valuable insight and guidance for agents who are first learning about the Commercial market, or who may have some part of a Commercial aspect to a residential real estate transaction. Agents should develop a good referral network with other agents who have the experience they need for these types of situations.

 

Third, Commercial Real Estate is not a part time job; agents can expect to put in 50 to 60 hours per week. Prospects and clients can tell if an agent is not familiar with the Commercial Real Estate industry, as there are important aspects such as rents, zoning, renovations, and other issues. The goal should always be to figure out what the client wants and needs for their transaction.

 

Fourth, the panelists shared how the industry significantly benefits from diverse perspectives. The industry has grown as agents from different backgrounds have joined. As a result, projects have benefitted from better attention to design, more creative advertising and promotions, and a stronger sense of positive community impact.

Helpful Tips on Diverse Perspectives

Christina Palermo noted homes that are considered 4-plexes often have all the elements of Commercial Real Estate, but fall under Residential Real Estate transactions. Owners who invest in these types of multi-family units often enjoy many benefits such as higher income potential and greater diversification for their portfolios.

 

Germain Villeneuve spoke of the new “Casita” program in Phoenix that allows homeowners to build a small housing unit on their property in the back yard.  This may expand housing offerings in the city. 

 

Paul Andrews recommended looking into books written by Craig Coppola on the topic of Commercial Real Estate.
